As Ikuzo Yoshi sings, it is everyone\u2019s dream to own real estate in Ginza. <\/dd>\n<dt>Hirayama<\/dt>\n<dd>Oh, our company does not possess real estate itself, but instead takes care of buildings owned by other people. Our business style is to assume everything on behalf of our customers &#8211; serving our customers as an intermediary and managing their property and buildings as well.<\/dd>\n<dt>Takashima<\/dt>\n<dd>That, too, is quite fascinating. When was the company established? <\/dd>\n<dt>Hirayama<\/dt>\n<dd>As a corporate group, we are celebrating our sixtieth year in business this year. My grandfather was the founder, so that makes us a third-generation family business. We launched our business in Ginza and have expanded to Akasaka, Shinjuku, Roppongi and Shibuya. <\/dd>\n<dt>Takashima<\/dt>\n<dd>Buildings in Ginza must mean many bars and clubs. <\/dd>\n<dt>Hirayama <\/dt>\n<dd>That\u2019s right. We refer to them as \u201csocial buildings,\u201d which house businesses that are often places for social interaction. Since many of these businesses are open during nighttime, we basically operate 24 hours a day, 7 days a week. <\/dd>\n<dt>Takashima<\/dt>\n<dd>Have you witnessed any change with the times? <\/dd>\n<dt>Hirayama<\/dt>\n<dd>Old clubs have been around for quite a long time, while during these past 5 or 10 years, nightclubs have increased even in Ginza. Therefore, we have come to see more barkers in the streets. Nevertheless, Ginza remains a town with class. <\/dd>\n<\/dl>\n<\/div>\n<div class=\"columnboxright\">\n<img decoding=\"async\" src=\"\/wp-content\/uploads\/Connect_46_01.jpg\" alt=\"\" \/>\n<\/div>\n<\/div>\n<div class=\"columnbox clearFix\">\n<h4>Working on the spot at midnight can involve experiences too terrifying to share with others <\/h4>\n<dl>\n<dt>Takashima <\/dt>\n<dd>When you say \u201cbuilding management\u201d, what exactly does that involve? <\/dd>\n<dt>Hirayama<\/dt>\n<dd>We address various issues, for example, blackouts, drunk people who have fallen asleep, water leakages\u2026<\/dd>\n<dt>Takashima<\/dt>\n<dd>I can\u2019t believe it! You have to take care of drunk people too! I would have thought that the clubs were responsible for their own customers\u2026<\/dd>\n<dt>Hirayama<\/dt>\n<dd>Well, some people just walk in out of nowhere, so it is not always that simple. When I receive a call from the owner of a club, I really have no choice but to go. <\/dd>\n<dt>Takashima<\/dt>\n<dd>That is interesting . I imagine that there would be a world unknown to outsiders. <\/dd>\n<dt>Hirayama<\/dt>\n<dd>Ginza is more peaceful than other towns, but in some of the towns where we manage buildings, I sometimes encounter incidents that are too formidable to share with you today. And some of our cameras capture scenes that should not have been witnessed\u2026. The owners of buildings in Ginza are generally wealthy and demanding people, but the tenants can also be very stubborn, so part of my job is to act as the intermediary in negotiating rent. It could be a job that cannot be fulfilled if you are not stress-resistant (laughs). <\/dd>\n<dt>Takashima<\/dt>\n<dd>That makes me afraid to ask, but please tell me about one of your most challenging tasks. <\/dd>\n<dt>Hirayama<\/dt>\n<dd>Let me see. I would say, 3.11, or the Great East Japan Earthquake. I had to visit every building we managed, one at a time, to check if no one was locked in the elevators and whether the building was not having any problems. Consequently, there was no severe damage, but with mobile phone services out of order and elevators stopped, it was quite grueling. <\/dd>\n<dt>Takashima<\/dt>\n<dd>Having to cope with not only human issues but also natural disasters must make it quite the challenge. <\/dd>\n<\/dl>\n<\/div>\n<div class=\"columnbox clearFix\">\n<div class=\"photoleft\">\n<img decoding=\"async\" src=\"\/wp-content\/uploads\/Connect_46_02.jpg\" alt=\"\" \/>\n<\/div>\n<div class=\"photoright\">\n<img decoding=\"async\" src=\"\/wp-content\/uploads\/Connect_46_03.jpg\" alt=\"\" \/>\n<\/div>\n<\/div>\n<p><!--nextpage--><\/p>\n<div class=\"columnbox\">\n<h4>Managing the waves of the times by not becoming a building owner <\/h4>\n<dl>\n<dt>Takashima<\/dt>\n<dd>What is your corporate slogan? <\/dd>\n<dt>Hirayama<\/dt>\n<dd>The real estate industry involves transactions of large amounts of money and is thus full of tempting offers if we focus on near-term profits. This is why our company decidedly does not own any buildings. <\/dd>\n<dt>Takashima <\/dt>\n<dd>I see. I would imagine the money flow to change with the times in real estate. <\/dd>\n<dt>Hirayama<\/dt>\n<dd>Yes. With hindsight, I would say that we survived the collapse of the bubble economy because we did not have any buildings in our possession. Despite constant change in the economic environment, we are not under the influence of fluctuating rent prices. However, owners and tenants always embrace matters that need to be negotiated and therefore, our role as intermediary never changes. <\/dd>\n<dt>Takashima <\/dt>\n<dd>So that is the strength of not being an owner of any buildings!<\/dd>\n<\/dl>\n<\/div>\n<div class=\"columnbox clearFix\">\n<h4>Ginza, a town with a beautiful array of daylife and nightlife <\/h4>\n<div class=\"columnboxleft\">\n<dl>\n<dt>Takashima<\/dt>\n<dd>From your point of view, what makes Ginza so attractive? <\/dd>\n<dt>Hirayama<\/dt>\n<dd>Ginza is home to diversity. It was a beautiful array of daylife and nightlife. <\/dd>\n<dt>Takashima<\/dt>\n<dd>That is an interesting perspective. <\/dd>\n<dt>Hirayama<\/p>\n<dt>\n<dd>My business allows me to have a very close relationship with Ginza at night. Without Ginza\u2019s nightlife, we would be driven out of business, so it is quite an important essence to us. Ginza should not be open to everything. It should be as elegant as it has always been, and yet develop some nightlife. My role would be to support such transition, rather than creating it. <\/dd>\n<dt>Takashima <\/dt>\n<dd>I hope that Ginza\u2019s nightlife will become even more enchanting and amusing.
